Gated living reverses the usual order of a trade visit. In Bahria’s phases and DHA 1–5, the first stop is never your gate — it is the maintenance office that must approve the work, list the crew and tell the barrier to lift. Contractors who ignore that step spend the morning parked outside it.
The premises themselves are unlike anywhere else we work: wide plots, long boundary walls, streets patrolled by the society’s own guards, and more solar on the rooftops than any other area we serve.

How a visit clears the gate

The society hears first
Before any date is fixed, the work request goes to the maintenance office: what is being fitted, on which days, and who is coming — a technician list with CNIC numbers attached.

The gate expects us
Barriers and ANPR lanes do their job on unlisted vehicles: they wait. Our van and crew are on the gate list before the morning of the visit, so the day starts at your door rather than at the barrier.

The rules shape the fit
Exterior conduit colours, what may and may not be fixed to the boundary-wall face, working hours the society enforces — all of it is designed in at the survey, not argued about on a ladder.

Handover goes both ways
You get the itemised invoice and the written warranty; the society office gets whatever completion record it keeps on file. Both sides know exactly what was fitted and by whom.

Drive any Bahria boulevard and count the panels: whole lanes have gone over. The wrinkle is that societies regulate what sits on a roof — frame height, parapet fixing, sometimes panel visibility from the street — so the structure is designed to the rulebook, not just to the sun.
Net metering runs through IESCO exactly as it does elsewhere in the region; we handle the application for PKR 45,000 and size the system from three months of your actual bills rather than from the roof area.

Which phases do you cover, and what does travel cost?
Every Bahria phase and DHA Phases 1–5. The nearer phases ride the normal Rawalpindi run with no travel line; the far phases add PKR 1,000, stated on the quote before you book. The survey itself is free either way.
Do you handle the society approval, or do we?
We prepare it, you submit it — societies act on the resident's name, not the contractor's. We draft the work request with the scope, dates and a technician list with CNIC numbers, and clearance usually comes back within a day or two.
What does a villa camera system typically cost?
A 4-camera 2MP analog package runs PKR 55,000–85,000 installed; a 4-channel 4MP IP system starts around PKR 110,000 and eight cameras from about PKR 145,000. Boundary length drives the figure more than covered area — a corner plot with long walls needs more positions than a bigger house on a short frontage.
Can you install solar here, and does net metering work?
Yes on both counts. Societies have their own rules on frames and parapet mounting, which we design to, and the net metering application goes to IESCO like anywhere else in the region — the paperwork is PKR 45,000. A typical 5 kW villa system lands between PKR 550,000 and 750,000, with an honest payback of three to five years.
