Solar on a rented house or shop

The array is the problem, not the rest of the system. Panels and structure stay with the roof, so they only make sense with a long lease or a contributing landlord. The inverter and battery are portable and move with you, which is why tenants are usually better buying those first.

Split the system into what stays and what moves

Panels, structure and the DC run are fixed to the building and are effectively a gift to the landlord when you leave. The inverter, the battery bank and the essential-load wiring are yours and travel. Thinking of the system in those two halves, rather than as one purchase, is what makes the tenant's decision straightforward.

The arrangements that actually work

A landlord contributing to the array in exchange for a rent adjustment; a long lease where you will amortise the array before leaving; or an agreement that you remove the array at the end and make good. All three need writing down before installation, including who owns the equipment and who pays if the roof needs making good.

Net metering complicates it

The connection is in somebody's name, and net metering attaches to that account. A tenant applying against a landlord's connection needs the landlord's cooperation and documentation. This is worth confirming before spending on hardware, because it is a paperwork obstacle that no amount of good equipment overcomes.

The tenant's cheaper path

Buy a hybrid inverter and a battery sized for your essential load. That gives you continuity through load-shedding immediately, costs a fraction of a full installation, and moves to the next property intact. Add panels when you own a roof. It is the sequence we recommend to most tenants who ask.

Physically yes, and it is worth agreeing in writing up front. In practice removal means dismantling the structure, making good the fixings and waterproofing, and re-erecting elsewhere on a different roof — the labour and the risk of damage make it a poor trade unless the array is large and fairly new.

Would a landlord normally agree to solar?

Many will, because it improves the property, and some will contribute for a rent adjustment. What they object to is unsealed roof penetrations and being left with an array they did not want. A ballasted structure and a written agreement addresses both, and it is a much easier conversation than an open-ended request.

Is a UPS a better buy for a tenant?

For a short tenancy with a modest essential load, often yes — it covers the outages and costs far less. What it does not do is reduce the bill, since it charges from the grid. If you expect to own a roof within a couple of years, a hybrid inverter and battery is the better staging point.

Rather have it done?

The inverter and battery bank are where a solar system is won or lost: sizing, ventilation, cabling and protection decide whether the bank lasts eight years or three. A lithium bank with a hybrid inverter installed properly starts near PKR 320,000 for a household essential load.
